Gurgaon and Noida get most of the attention. But if your budget is stretching or you want more room for your money, it's worth looking at the other NCR cities. Here's a quick tour of three.

Faridabad

Faridabad sits south-east of Delhi along the Mathura corridor and is linked by the Violet Line metro. It has a solid industrial base and a growing set of residential sectors. Godrej Retreat in Sector 83 is Godrej Properties' first resort-style plotted development.

Sonipat

Sonipat is on the Delhi–Ambala corridor and also connects to the Kundli–Manesar–Palwal Expressway. It has an education and industrial footprint and a calmer pace than Delhi. Godrej Green Estate is a plotted development on Narela Road, Sector 33, planned around landscaped green space.

Panipat

Panipat lies further north on NH-44 and is known for textiles and industry. If your work or family is in the region, it's a self-contained city with lower entry prices. Godrej Evora Estate in Sector 40 is a large plotted township on NH-44, built around shared community spaces.

What to keep in mind in smaller markets

  • Resale and rental demand can be thinner than in Gurgaon or Noida.
  • Check which daily-needs facilities are open around the project right now.
  • As always, verify the RERA registration and the developer's delivery record.
  • Think about your commute. These cities suit people who work locally or can work remotely.

A quick word on buying plots

All three Godrej projects mentioned here are plotted developments, which is a different way of buying from an apartment. You own a piece of land and build your own house on it, to your own design and in your own time. That freedom is the appeal. It also means you take on more of the work and the cost.

What to ask before buying a plot

  • Construction rules: what are you allowed to build, how high, and are there design guidelines?
  • Building timeline: is there a deadline by which you must start or finish construction?
  • Total cost: beyond the plot, budget for design, construction, approvals and utility connections.
  • Common facilities: what's built and maintained for the community, and who pays for it?
  • Approvals and RERA: check the registration and the layout approvals like you would for any project.

Who it suits

If you like the idea of a home built exactly your way, with space around it, a plot can be a lovely fit. If you want to move in without managing a construction project, an apartment or a ready home will be simpler.

Why look beyond the two big names

Land costs more in the best-known parts of Gurgaon and Noida, and that flows through to what you pay. In other NCR cities, the same budget often buys more land and more space. That's the main attraction, and it's a fair one. The question to ask yourself is whether the location works for your life: your job, your family and your travel.

Visit before you decide

These markets can feel quite different from what you see on a map. Go there. Drive in from the main highway, look at the surroundings, and talk to the sales team about the layout and the road access. Spend an hour in the area afterwards. How does it feel to imagine living there?

Quick Answers

Are these projects apartments or plots?

Godrej Retreat in Faridabad, Godrej Green Estate in Sonipat and Godrej Evora Estate in Panipat are all plotted developments.

Can I build whatever I want on a plot?

Not necessarily. There are usually layout rules and guidelines. Ask for them before you book.

Are these cities good for rental income?

Rental demand in smaller markets can be thinner than in Gurgaon or Noida, so don't count on rent when making the decision.
