Carpet Area vs Built-Up Area vs Super Area: What You Actually Pay For

Two 3 BHK flats can both be advertised as 1,800 sq. ft. and feel completely different once you walk in. The reason is how that number was measured.

The three terms, in plain language

  • Carpet area is the floor you could actually lay a carpet on, inside your flat. RERA defines it as excluding the external walls, service shafts, your exclusive balcony and open terrace, but including the internal partition walls.
  • Built-up area is carpet area plus the thickness of the walls, and usually the balcony and terrace as well.
  • Super (saleable) area is built-up area plus your share of the common spaces: lobbies, lifts, stairwells and the clubhouse.

Where 'loading' comes in

The gap between your carpet area and the super area is called loading. It differs from project to project. That's why a flat with a cheaper rate on super area can still cost you more per usable sq. ft. than a pricier one with less loading.

How to compare flats fairly

  1. Ask for the RERA carpet area of each unit type. It's on the project's registration.
  2. Divide the all-inclusive price by that carpet area. Now you have a cost per usable sq. ft.
  3. Compare that number across projects, not the headline rate.
  4. Find out how much of the balcony, terrace and utility area is counted, and charged for.

Let's compare two flats with real arithmetic

These numbers are illustrative, just to show the idea. Say Flat A has a super area of 1,800 sq. ft. and a carpet area of 1,350 sq. ft., priced at ₹10,000 per sq. ft. of super area. Flat B has a super area of 1,700 sq. ft. and a carpet area of 1,400 sq. ft., priced at ₹10,800 per sq. ft. of super area.

Illustrative comparison (not real projects)
Flat AFlat B
Super area1,800 sq. ft.1,700 sq. ft.
Carpet area1,350 sq. ft.1,400 sq. ft.
Rate per sq. ft. (super)₹10,000₹10,800
Total price₹1,80,00,000₹1,83,60,000
Price per carpet sq. ft.₹13,333₹13,114

Flat B looks more expensive at ₹10,800 versus ₹10,000. But look at the last row. You pay less for every square foot you can actually use. That's the whole reason carpet-area comparisons matter.

Balconies, terraces and utility areas

These are the usual grey zones. Under RERA, an exclusive balcony or terrace isn't part of carpet area, though it might still be charged for in some form. When you get a quote, ask exactly how each of these is counted and priced.

After possession

RERA also protects you if the carpet area you receive turns out smaller than what was promised. In that case the promoter must return the excess money with interest. It's another reason to note the agreed carpet area carefully in your paperwork.

A simple habit that saves money

Every time you see a price, do the same two-step. First, ask for the total cost. Second, divide it by the carpet area. Write that number down for every flat you look at. After three or four visits, you'll know exactly which projects are priced fairly and which just look cheap on the brochure.

Where to find the carpet area

Check the project's RERA page, where unit types and carpet areas are listed, and the agreement for sale. On this site, each project page lists unit types and sizes, with a Cost Sheet button to get the price for each one.

Quick Answers

Which area does RERA use?

RERA requires projects to disclose and sell on carpet area, so you can compare homes on a like-for-like basis.

Do developers still quote super area?

Many still advertise it because buyers are used to it. Ask for the carpet area too, and use it to compare.

What's a normal loading factor?

It varies from project to project, so there's no single standard. Compare the carpet area and the all-in price instead of relying on loading alone.
