For most people, a home loan is the biggest commitment they'll ever sign up for. It helps to understand how the EMI is built before you walk into a bank, because once you do, the numbers stop feeling scary and start feeling manageable.
How an EMI is worked out
Three things decide your monthly instalment: how much you borrow, the interest rate, and how long you take to repay. The formula banks use is EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan, r is the monthly interest rate and n is the number of months. You don't have to do the maths yourself. What matters is how those three levers move the number.
| Tenure | Monthly EMI | Total interest | Total paid |
|---|---|---|---|
| 15 years | ₹98,474 | ₹7,725,312 | ₹17,725,312 |
| 20 years | ₹86,782 | ₹10,827,758 | ₹20,827,758 |
| 25 years | ₹80,523 | ₹14,156,813 | ₹24,156,813 |
Fixed or floating rate?
Most home loans in India are floating-rate. The rate moves up or down with an external benchmark, so your EMI or your tenure can change over time. A fixed rate gives certainty for a set period, usually at a slightly higher starting rate. If you value predictability, ask your lender what a fixed option looks like and how long it lasts.
Buying an under-construction flat? Know about pre-EMI
For a flat that's still being built, the bank usually releases the loan in stages as construction progresses. Until the full amount is paid out, you typically pay interest only on what's been disbursed so far. That's called pre-EMI. Full EMIs begin once the loan is fully disbursed or you take possession. Plan for it, because you may be paying rent and pre-EMI at the same time.
Costs people forget
- Processing and legal fees charged by the lender.
- Stamp duty and registration, which vary by state and by buyer.
- Home loan insurance if you choose to take it.
- Interiors, moving and the first few months of maintenance.
Should you apply jointly?
Adding a co-applicant, such as a spouse with an income, can raise the amount a lender is willing to give you. Co-owners who are also co-borrowers may each be able to claim tax benefits on their share. Talk to your CA to see how this works for you.
Quick Answers
What credit score do I need for a home loan?
Lenders look at your whole profile, but a score of roughly 750 or above generally helps you get better rates.
Can I prepay my home loan?
For floating-rate home loans to individuals, lenders in India generally can't charge a prepayment penalty. Confirm the terms on your sanction letter.
What is a pre-approved loan?
It's an in-principle offer of a loan amount based on your income and credit profile, before you've picked a property. It helps you shop with a clear budget.

Notice what happens as the tenure grows. The monthly payment drops, but the total interest you pay climbs a lot. A longer loan feels easier each month and costs you more overall.
What a lender looks at
- Your credit score. Around 750 or above usually gets you the better rates.
- Income versus existing EMIs. Lenders cap your total EMIs as a share of monthly income.
- Your age. Younger applicants can generally choose longer tenures.
- The property itself. Approvals, RERA status and the builder's record all count.
How much can you actually borrow?
RBI's loan-to-value limits allow up to 90% financing on loans up to ₹30 lakh, up to 80% on ₹30 to 75 lakh, and up to 75% above ₹75 lakh. The rest is your down payment, and it's smart to keep extra aside for stamp duty, registration and other one-time costs.
A word on tax
Under the old tax regime, interest on a self-occupied home loan can be claimed up to ₹2 lakh a year under Section 24(b), and principal repayment qualifies under Section 80C within its overall limit. Tax rules change often, so check the current position with your CA.
A few habits that help
- Get a pre-approved sanction before you start negotiating. It strengthens your hand.
- Keep roughly six months of EMIs in reserve for the rainy day.
- Prepay when you can. Even small prepayments save a surprising amount of interest.
- Compare lenders on processing fees and foreclosure terms, not just the headline rate.
